About & methodology
GTA Pre-Con Watch is a free, independent database of Greater Toronto Area pre-construction projects that have a publicly reported status event since 2023 — cancellation, conversion to rental, receivership, CCAA creditor protection, stalled construction, or delayed occupancy.
What we include
- Projects in the GTA (Toronto, Peel, York, Durham, Halton). A small number of Hamilton (GTHA) projects are flagged separately.
- Only events reported by a citable public source: court or receiver filings, Tarion notices, developer announcements, or established news outlets.
- Every status claim on the site links to at least one source. If we can’t source it, we don’t publish it.
How we word statuses
We describe what sources reported (“reported cancelled per [source]”). We don’t characterize builders’ conduct, and inclusion does not imply wrongdoing. Proposal-stage projects with no reported presales are labelled as such.
Status definitions
- Cancelled
- Builder or a source reported the project (or its condo sales) terminated.
- Converted to rental
- Reported to proceed as purpose-built rental instead of condo.
- Receivership
- A court-appointed receiver was reported over the project/owner.
- CCAA protection
- Reported proceedings under the Companies’ Creditors Arrangement Act.
- Stalled / on hold
- Construction or launch reported halted or not started, without a formal insolvency event in our sources.
- Delayed occupancy
- Purchasers reported notified of a delay to occupancy dates.
Freshness
Each project shows a “last verified” date: the date we last checked its sources. Status can change after that date.
Corrections
If anything is wrong or outdated — including if you are the builder — please send a correction with a source. We aim to review corrections within 2 business days, update the page, and note the change on Recent changes.
Disclaimer
This site is for general information only and is not legal, financial, or real estate advice. Information is summarized from the cited third-party sources, which we do not control and have not independently verified, and may be incomplete or out of date. If you are a purchaser, speak with a real estate lawyer, and check Tarion’s insolvency notices and the court-appointed receiver’s website. In Ontario, deposits on new condominium units have Tarion deposit protection up to set limits.
Funding
The database is free. In the future we may offer clearly labelled featured listings for professionals and newsletter sponsorships; these will never affect project data.
